Property Portal Aiming For Top Spot in Thailand

The site lists properties from agents and developers in order to match them with buyers and renters from Thailand and across the World. Currently, the website lists over 60,000 properties for sale and for rent and is on target to become the largest property portalin Thailand.

Whilst aimed at a predominantly Thai based property searcher, the website is currently attracting visitors from 27 countries as overseas investors look to invest in Thailands growing property market.

Head of Agency Sales Adam Sutcliffe says Our aim is to allow Thailand based real estate agents the opportunity to show case their property listings in front of a global audience. With our unrivalled experience of online marketing we are able to achieve this goal

www.thailand-property.com is the first property portal to be launched in Thailand that is dedicated solely to real estate agency property listings. Mr. Sutcliffe adds, By allowing only agency listings the site has the most up-to-date property information from property professionals. That way, our searchers get a better user experience and find the agent best placed to service their requirement quickly

The website uses similar technology developed by leading portals in the UK property market and allows agents to track and view statistics on their listings and provides in depth information on their campaign performance. DPG has reported high levels of interest from real estate agents and developers in Thailand, which has supported rapid growth of the business. The feedback to date has been extremely positive both from agents who were looking for a more effective marketing solution for their properties but also from our users who now find it so much easier to find their ideal property here, says Adam Sutcliffe.

The website is currently available in English Language and so focuses on a target market of expats and overseas property searches. There are plans to launch Thai and Russian language versions of the portal within the near future.

The complexities of red tags and zoning codes in Santa Cruz

If you own property in Santa Cruz County or are intending to purchase property, it may be a good idea for you to become familiar with red tag violations and zoning codes. There are several rules and ordinances in place in how a property can be used and what can be built or placed on the property. Without the proper permits and zoning adherence, you could find yourself in a legal mess.

In February 2012, the owners of an Italian eatery found themselves the target of a red tag violation that put a stop to the renovations they were performing on a new location for their restaurant, according to the Santa Cruz Sentinel. The violation was related to major renovations that took place at the restaurant without the necessary permits. As a result the city issued a stop work order until the necessary work permits were acquired.

Red tags

If officials inspect a property in Santa Cruz County and find that there have been unauthorized changes made to that property, then they issue what is referred to as a red tag. Examples of red tag violations include:
- Turning a garage into a bedroom
- Adding on an additional floor without permits
- Improper wiring
- Septic systems in the wrong place
- Mold
- Building new structures without permit

Once a building or property is hit with a red tag, the process to remove that red tag can be extremely complicated. For example, if a septic system was installed incorrectly, the owner may be required to dig it up, remove it, make appropriate repairs to the land composition, and then re-install it.

In addition, you may also have to pay county fees and penalties as well as appear in court to resolve the issues associated with the property.

Zoning Code

Essentially there are two types of property zoning--residential and commercial. Property can be assigned one zone, such as residential, and then be changed to a commercial zone in Santa Cruz with the approval of the city's Planning Commission. It is important to make sure that before you build anything on the property, you understand what your land is zoned for.

Within each zoning code are additional codes that determine the type of building, the size of the building, the number of animals the land can hold, the height of the building, and additional details relating to what can be built on the property. For instance, if you own residential property and you want to build a town house or a small apartment building on it, then you likely need to apply to the city or county in order to be approved for that project.

The same is true for a commercial zone. There are specific guidelines in place that designate what type of building and business can be operated on that site. Any violation could result in enormous fines and penalties and costly delays. Therefore, it is a wise idea to consult with a legal professional experienced in real estate law to avoid any complications related to zoning law.

Professional Estate Liquidations Increase as South Florida Real Estate Market Rebounds

According to Cherie Hawkins, owner of Able Liquidation, Relocation and Personal Services, there seems to be an increase in demand for Professional Estate Liquidation services.

Because of continuing foreclosures and cheaper interest rates, said Cherie, many people are looking to unload entire households of merchandise and simply start over while others are taking advantage of the economy to acquire goods they normally would not be able to afford.

Director of Creative Design and Marketing for Able Liquidation, Relocation and Personal Assistance Services, Dana Diamond, has had to rethink Advertising and Marketing Campaigns.

When asked about marketing strategies, Dana revealed people looking to relocate or downsize are realizing if they really want a fair price for their goods, they need to enlist the help of a professional service like Able Liquidation. Dana went on to say, "Because of the economy and so many on the move the simple garage sale doesn't work that well for someone with an entire house full. Of course, we have the Baby Boomers downsizing and the seniors opting for assisted living which is a major market for us, but, there is a new client emerging that is in immediate need of real professional help.

People have no Idea what an undertaking it is to clear out an entire house full. Often people are left with years and years worth of treasures that can sometimes prove to be very valuable; but it's so overwhelming for some people to handle, said Ms. Hawkins.

Able Liquidation and Relocation has the manpower and expertise to assist anyone with complete or partial Estate Liquidation. From the initial pricing and staging of the homes inventory, marketing and advertising, the sale and subsequent clean out afterward, clients can rest easy knowing every detail is handled with utmost care and professionalism.

REMI Recommends Color Branding for High-Impact Real Estate Marketing

The Real Estate Marketing Insider recommends that realtors implement a cohesive color story for high-impact branding in real estate. Studies have shown that color influences 60 to 80 percent of a customers purchasing decision, according to an infographic provided by RISMedia. The results of these studies prompted REMI to ask its realtor readers to incorporate color in their real estate marketing strategies.

According to a Xerox research, color improves brand recognition by as much as 80 percent and comprehension by up to 73 percent. Every color of the rainbow sends a different message, RISMedia explains, and customers are keenly aware when a companys color story and business principles dont mesh well. It is therefore important to choose colors for logos and branding that impart the essential message of what the realtors business is all about. A realtor who wishes to clearly communicate years of experience and integrity might choose blue, a signifier of trustworthiness and responsibility. Another realtor who specializes in helping new, inexperienced buyers feel comfortable with the home-purchasing process might choose yellow, which communicates positivity and warmth. Realtors must think about their businesss core values, and then choose colors that will reinforce those in the mind of the customer.

Many businesses find that a limited color palette works best; 95percent of companies use just one or two colors in their logo. REMI believes that when choosing ones palette, it might be beneficial to pick two colors that communicate differing, positive aspects of a business. For instance, the trustworthy and dependable realtor with a mostly-blue color brand might also employ red (in small amounts) in their marketing materials, to show energy and enthusiasm.

The Insider also recommends that realtors take time to research competing realtors brand colors before settling on a color palette. It would be advantageous to choose color combinations that are unique, so that potential customers can tell competing brands apart. Once the palette is chosen, realtors should integrate the chosen color brand across the board in their logo, website, and all print materials.

Color branding can help realtors create a memorable business impression. The Real Estate Marketing Insider recommends that realtors use a consistent, carefully-chosen color palette that accurately reflects their core business values to their real estate prospects.

Spring 2013 Trends Provide Optimism for Winter Park, Colorado Real Estate Sales

After a much improved 2012 that saw residential real estate sales in the Winter Park area increase notably, spring 2013 could set up to be a prime opportunity for buyers looking to find high value in a primary or secondary home in this Historic Colorado resort town.

After publishing the 2012 Annual Market Report in January, Julie White with Real Estate of Winter Park commented, We are seeing some encouraging trends in the Grand County area. The number of residential sales are up in all areas, with the average price slightly up. This seems to be an indicator of increasing confidence encouraging buyers to take advantage early in a strengthening market.

The positive trends are continuing in 2013, with sales volume, average sales price, and sales-price-to-list-price percentage all increasing slightly year to date. Jenene Johnson, who early this year joined the Real Estate of Winter Park team as a broker/owner with 18 years of experience, recently confirmed that: At this point [in 2013], the real estate market in the Winter Park Area is moving a long at nice pace. Our inventory in most categories is decreasing as we head into what were hoping to see as a very busy summer selling season.

With a decreasing inventory, a rising trend in sales price, and increasing buyer confidence, the opportunity seekers will have their eyes on Winter Park this year. Colorado remains strong as a preferred location with higher than average home value.

The team at Real Estate of Winter Park has been serving Grand County, Colorado real estate buyers and sellers since 2008. Their dedication to working as a team to provide buyers and sellers with the highest level of customer service, and in-depth knowledge of the Winter Park area real estate market, led the group to over $83 million in sales in 2012, number one in Grand County. RE Winter Park is proud of their active involvement in the community, supporting over two dozen local organizations and charities.

Arbor Obstetrics and Gynecology Signs Atlanta Medical Office Space Lease in Pill Hill Area of Atlanta.

Arbor Obstetrics and Gynecology, a thriving medical practice focused on providing a wide range of women's health services, recently signed a long term medical office space lease for 8,709 square feet in the Perimeter Office Space market. They were represented in this Atlanta office space leasing transaction by Lambert & Associates, an Atlanta based commercial real estate services provider.

Arbor Obstetrics and Gynecology initially considered purchasing their medical practice space rather than continuing to lease medical office space. They contacted Lambert & Associates to research the Atlanta medical office space market for medical building ownership opportunities. Lambert & Associates has worked with Arbor for more than six years ago, when as a young medical practice Arbor, needed to find office space for their first medical office space lease of 4,000 square feet.

Lambert & Associates carefully reviewed available medical office buildings and medical office space for sale for Arbor. After extensively touring numerous buildings for purchase, Arbor realized that like many real estate decisions, location would be the key factor. One of the key criteria for Arbor was finding a location that was convenient for their patients and offered complimentary parking. A patient centered practice is an important operating principle for the firm." We are committed to bringing our patients a private practice in gynecology and obstetrics that is complete, up to date and patient-friendly." The locations that were available for ownership presented a good financial value to Arbor but were not optimum for their patients.

Arbor decided with Lambert & Associates that their best real estate option would be leasing medical office space in a prime location. Lambert presented Arbor with medical office space leasing options in the "Pill Hill" area of Atlanta. Lambert was able to aggressively negotiate a medical office space lease for Arbor that included numerous financial incentives including months of free office space rent, a reduced rental rate and a special rental deduction so that Arbor could use their own janitorial service.

Lambert & Associates' mission is to work closely with small businesses in a long term relationship and help them grow over time and not focus on a single real estate transaction. Arbor Obstetrics and Gynecology benefited from working with a real estate services provider that not only understood the real estate market but was committed to helping them grow their medical practice over time.

About Lambert & Associates- Lambert & Associates is an Atlanta based commercial real estate services firm that provides real estate strategic consulting, site selection, real estate lease negotiating, lease abstracting and lease administration, office space utilization studies and occupancy cost reduction strategies. The two principles of Lambert & Associates, President Gerald Lambert and Executive Vice President, Aaron Stoddard have more than 30 years of office and industrial commercial real estate experience. They combine thirty years of real estate experience with an enthusiasm for each project. In every case, the principals bring local real estate market knowledge to the negotiating table to develop an approach that provides growth opportunities for their clients. Their clients include some of the largest office space tenants in Atlanta including: Ford Motor Company, Ford Motor Credit, Hewlett Packard, Regions Bank, Newell Rubbermaid, American Express and many other firms.

Genesis Capital Notes Apartments Still Popular Investments

With apartments leading the growth in commercial real estate last year it is natural to worry about the possibility of overbuilding in the apartment sector. According to the January 22-23 meeting of the National Multi Housing Council, held in Palm Springs, CA, the national apartment supply is well within normal levels.

Developers are planning on adding 1.4 million new apartments, but that doesnt mean those apartments will be on the market anytime soon. Only half the developers are currently purchasing land, getting building permits and lining up financing for their projects. This means that many of the units planned are just that, plans. Its not necessarily an accurate reflection of the actual supply.

Apartment developers often make plans without actually carrying through for a variety of reasons, said Terry Robinson, president of Genesis Capital. In addition, many markets have regulations in place that guarantee it will take years to get all the necessary permits to begin building.

Most industry surveys expect apartment starts to average around 250,000 annually for the short term. That is only a bit more than in 2012 when apartment starts were 212,000. It is also substantially below the historical rate of 300,000 new units needed to meet demand from new renters.

In addition to the lackluster supply, there is a huge pent up demand for apartments. The Great Recession caused many potential apartment renters to delay striking out on their own. Even though the population of those under the age of 35 rose during the past 5 years, the number of households in this age bracket shrunk. Under 35s are a prime renting group.

Many of those in that age bracket are kids who moved in with mom and dad rather than renting over the past 5 years. As they begin to head out from their parents homes it is certain that some will choose to buy, provided they are able to secure a mortgage. The majority though will choose to rent apartments.

This is a huge amount of pent up demand that could drive the demand for apartments far above the historical average for several years. Some analysts believe that demand could double in the short term until supply is able to match these unusual market forces.

Genesis Capital notes that although some of its investors seem to be shying away from the apartment sector, others are still hungry for these assets and all signs point to good returns in the coming years. Pent up demand, combined with a long time horizon for new development could ensure that investors are able to continue to profit from the multihousing sector.

BHGRE Rand Realty Releases Real Estate Quarterly Market Report for Q4 2012

This week Better Homes and Gardens Rand released their Quarterly Market Report reviewing real estate market trends in Westchester and the Hudson Valley for the fourth quarter of 2012.
Rand Realty has been compiling this market report every quarter for almost eleven years, providing thousands of interested home buyers and sellers with objective analysis of the regional real estate market.
In the report, Rand discusses a surge in sales activity throughout the region, rising 19.3% from last year's fourth quarter. As for this year, sales were up 12.6% from 2011, and were higher than they've been at any time since 2007. Clearly, pricing at 2003-04 levels, historically low interest rates, and an improving economy have bolstered buyer demand throughout the area. Even with this increase in sales activity, though, durable price appreciation is not being seen. The average sales price for the region was up significantly in the fourth quarter itself, but was down 1.9% for the year compared to 2011.
Going forward, positive signs are foreseen for homeowners in the region. Rand projects that the market is entering a new cycle, one that will see continued increases in sales activity finally start to drive price appreciation by the end of the year. It's unlikely that the appreciation will be significant, maybe a few percentage points or so, but at least there are reasons to be optimistic about where the market is going. They have put the bottom of the housing market behind them, and are poised for better times in the future.
