Brian Gogek Responds to Current Housing Market Trends in Canada

Having swiftly navigated the residential real estate market during the recent years of economic uncertainty, broker Brian Gogek notes that there have been a wide range of concerns experienced by not only those in his industry, but consumers as well. Specifically, he explains that as housing purchases have remained below historical performances in recent months, many in the industry have had fears that a crash was looming. However, according to a recent article from The Globe and Mail, new information from the Bank of Nova Scotia is expected to help quell those worries.

The Globe and Mail reports, "Canada's housing market remains a concern, but doomsayers fearing a crash are in for a 'pleasant surprise,' Bank of Nova Scotia says in a new forecast." Specifically, currency strategists Camilla Sutton and Eric Theoret explained in the article, "We expect a GDP negative contraction in housing but not a collapse as interest rates are expected to remain low and immigration trends supportive. This should prove a pleasant surprise compared to what some have feared."

Brian Gogek responds, "Although mortgage restrictions have remained tight, the prices of homes have remained stable. This is an encouraging trend, considering that sales have not really picked up." Since the housing market does not appear to be approaching a crash, Gogek said there is still an ample time to get into the housing market.

"Those who have been waiting to sell their homes can be encouraged by the fact that there is a market of buyers out there, and that number may increase in the near future. With prices remaining steady, prospective sellers may not have to compromise on their closing offers," Brian Gogek comments. "And for buyers, the fact that interest rates have proven low is an encouraging sign. While it may still prove challenging to secure a great mortgage, those who are strategic about applying for financing can still find opportunity to get the home they want with a loan that is manageable."

Gogek also remains encouraged by the overall increase in financial responsibility among borrowers--a trend he believes may continue to bode well for future buyers. The Globe and Mail states, "According to the latest reading by Royal Bank of Canada, household credit climbed in March by 4.4 per cent from a year earlier. That's the same pace as a month earlier and well below the 5.6-percent rate of a year earlier. Looking at the first quarter as a whole, said RBC economist David Onyett-Jeffries, growth in mortgage debt was the slowest, on a year-over-year basis, since late 2001."

"There will always be concerns, whether new information that comes out either supports or contradicts market views. When it comes down to it, buying a home is still very feasible--and practical, if consumers make sure they take a careful, researched approach to the process," Brian Gogek concludes.

CSM Lodging Names Michael C. Coolidge Senior Vice President, Real Estate & Lodging Development, Minneapolis, MN

CSM Lodging, a division of CSM Corporation, has named Michael C. Coolidge senior vice president, real estate & lodging development for the growing hospitality company. Bill Upshaw, president of CSM Lodging, made the announcement.

It is a pleasure to welcome Michael to our company, said Mr. Upshaw. He brings extensive experience, skill sets, and business relationships to this new role that will prove invaluable as we grow our portfolio of owned and operated hotels.

Michael Coolidge was most recently senior vice president-real estate & acquisitions for Watermark Capital Partners, a private equity investment firm based in Chicago, and co-advisor of Carey Watermark Investors, Incorporated (CWI), a $1 billion publicly-registered REIT. In Michaels role at CWI, he was responsible for handling all real estate acquisitions and development activity as well as supervising the asset management activities related to CWIs properties.

Previous to this, Mr. Coolidge served as vice president of real estate for Hyatt Hotels Corporation, responsible for handling all full-service real estate acquisitions in the western United States and Canada. He has held similar positions for Sage Hospitality, and was directly involved in all of the companys Urban Heritage Development projects, overseeing and implementing $1 billion in real estate development.

Mr. Coolidge is a graduate of Cornell Universitys School of Hotel Administration and Paul Smiths College. He serves as a member of the Deans Young Alumni Advisory Council for the Cornell School of Hotel Administration.

State Regulators Call Prevent NY Real Estate Brokers from Using False Titles, Roger Humphrey, Chester, NJ Professional, Comments

For Roger Humphrey Chester NJ real estate professional, his industry is one that calls for honesty on all ends of the spectrum--especially when it comes to providing accurate information to consumers. However, according to a recent article from The Wall Street Journal, some New York real estate brokers may have been misrepresenting their level of qualification to the market. In fact, the falsification was so prevalent that it has prompted a recent decision from state regulators to prevent brokers from bearing false titles.

The Wall Street Journal reports, "Real-estate brokers in New York may need to buy new business cards in the wake of a decision by state regulators declaring that many of the business titles they've adopted aren't valid. According to a letter sent [late April] the New York's Department of State to the Real Estate Board of New York, brokers cannot use titles such as vice president or executive vice president unless they actually have been appointed or elected as an officer at those companies. Many brokers using the titles haven't received such company appointments."

Roger Humphrey, Chester, NJ resident, comments, "While it may just seem like a small detail that may go unnoticed by most of the consumer public, it is an important decision; it protects the hard work of those who have actually earned those titles, and it protects consumers from investing trust in a falsified professional." In the article, one brokerage-firm spokesman explains, "A title to a broker is very important...Even though they're not voting titles, it designates a sort of level of achievement. How would you present yourself in the industry without a title? People would be very upset."

The Wall Street Journal cites, Neil Garfinkel who serves the state board's legal counsel and reveals, "there are three licenses a broker can have; real-estate broker, associate real-estate broker and licensed salesperson, and that the state can revoke or suspend the license or fine brokers who use titles illegally." In regards to the use of "dishonest" and "misleading" titles some brokers may have used, Garfinkel adds, "It is an opinion that affects the industry in a widespread way...I'd say there are many, many brokers this affects...I think there are some agents who are going to be upset but, at the end of the day, the law is the law." Roger Humphrey, Chester, NJ, professional who works in commercial real estate and facilities management explains that while it may be a harsh adjustment, it may reinforce a stronger, more honest industry.

"I am proud that people in the real estate industry are staying on top of these smaller details in an attempt to create a more trustworthy business. While some may have to reevaluate their titles, those who have worked to earn their distinctions can feel proud of their achievements. Those who have yet to earn these titles, will also feel motivated to achieve them in the future," Roger Humphrey, Chester, NJ resident concludes.

New York City is REMIs Luxury Market of the Week

The Real Estate Marketing Insider announced today that it had named the winner of its Luxury Market of the Week award; given to a market whose offerings in luxury real estate show outstanding potential. This weeks award was given to New York, N.Y., after a report released on May 18, 2013 in The New York Times announced that the Big Apples skyline is seeing a boom in supply and demand for luxury condo towers.

The report in the Times stated that Manhattans real estate market has experienced an explosion in the number and price of new luxury housing offerings. Most notable in the city is an 84-story tower currently being built at 56th Street and Park Avenue, which has already been sold out; the top penthouse of that property has sold for a whopping $95 million. Of late, high-priced property and its quick turnaround is a common story in Manhattans luxury market. With rising prices, construction of new luxury properties is booming, too. Forty-nine properties now feature apartments selling for more than $15 million, and around twenty new ones are currently under construction or in the planning stages.

The Insider believes that New York is a good bet for business in any real estate sales marketing niche, from luxury to budget rental. Its high-end offerings have long been among the best in the world, attracting buyers from across the globe. With this new influx of properties, buyers, and money, the time is right for new interested agents to get in the New York game. Miami's Airport Financial Center Completes Seven Office Leases Totaling 21,800 Square Feet

Airport Financial Center, a 10-story, 105,041 square foot office building located just north of Miami International Airport, has finalized seven leases totaling 21,800 square feet, including agreements with two new users and four existing tenants. The largest transaction was a 10,500 square foot lease renewal with The Miami Association of Realtors (RAMB). The buildings newest tenants will be AFSCME, the nations largest and fastest-growing public services employees union, and Exakt US LLC, a Miami-based general contractor. They will occupy a combined 7,068 square feet of space. Meanwhile, Cikel America, the Bolivian Consulate, the law firm of Charles M. Jones, PA, and the Eastern Airlines Retirees Association have all renewed their leases. Financial terms of the agreements were not disclosed.

Danet Linares, Juan Ruiz and Andres del Corral of Blanca Commercial Real Estate, exclusive leasing agent for Airport Financial Center, represented landlord AFC Investments, LLC in the transactions while Barbara Liberatore Black of Cresa South Florida represented RAMB. The other leases did not involve co-brokers.

Airport Financial Center remains a preferred option for tenants in the market for direct access to Miami International Airport and South Floridas major expressways, said Danet Linares, executive vice president of Blanca Commercial Real Estate. With new development taking shape in and around the airport and Miami gaining ground as an international business hub, we expect Airport Financial Center to continue attracting strong tenant interest.

Marco Bitran Celebrates New York City's "First Apartment Building Composting Program," Encourages Similar Projects

As a green builder involved with the development of multi-family properties, Marco Bitran believes that today's projects must involve a high degree of eco-conscious construction and resources. While Bitran works to employ eco-friendly solutions into his projects--such as tankless water heaters and cellulosic foam insulation--he notes that there are many things that residents and communities can do to "go green" post-construction. For instance, Bitran is a strong proponent of composting, noting that it is an exceptional way for today's citizens to reduce waste and contribute to the environment.

According to a recent article from Multi-Housing News, this composting trend may be catching on in multi-family properties, a development that Marco Bitran is proud to see. The article explains, "The Helena apartment building on Manhattan's West Side is the first in New York City to offer residents regular food scrap collection through the city's Organics Collection Program, according to The New York City Department of Sanitation (DSNY) and The Durst Organization."

Not only is the program noted to help divert waste, but it is also attributed with the ability to reduce emissions caused by waste removal efforts. Helena Durst of The Durst Organization explains in the article, "This will have tremendous environmental benefits because, instead of the waste being trucked hundreds of miles away, it can compost locally." Specifically, it states, "The residents of the Helena, located 601 W. 57th St., will divert approximately 35 percent of their waste from landfills to composting facilities."

While Bitran commends the program for its progressiveness, he notes that many people can take part in composting without the guidance of an organization. "It takes a little effort to compost, but once a homeowner or community has a plan in place, the rewards are immense. I strongly encourage all individuals to learn more about composting, as it is an exception way to not only contribute to the environment, but also learn about it," Marco Bitran concludes.

Hodgdon Group's HMC Construction, Inc. handled all entitlements and served as the design-build contractor for the major renovation of the 42,000-square-foot freestanding building located at 5055 S. Montclair Plaza Lane. The Montclair location represents the 16th Ashley Furniture HomeStore to be completed by the Hodgdon Group. Hodgdon Realty Group represented Ashley Furniture in the lease negotiation with Montclair Plaza. In March, Hodgdon completed the renovation of a former Babies "R" Us building on behalf of Ashley Furniture for a new Ashley Furniture HomeStore in West Covina at the Eastland Center.

Located near the intersection of Central Avenue and I-10 Freeway in the heart of San Bernardino County, Montclair Plaza is a 1.2 million-square-foot enclosed two-level regional shopping center anchored by JCPenney, Macys, Nordstrom and Sears and includes Barnes & Noble, H&M, Cotton On, Victorias Secret, Coach, LOFT, Sephora and a host of fine eateries such as Macaroni Grill and Elephant Bar.

Outdoor Home Features Projected to Increase in Popularity


Demand for unique outdoor home features, such as kitchens, living rooms, pools, patios and pavilions is on the rise, according to data collected by several different professional organizations in the landscaping industry.

In a survey conducted by the American Society of Landscape Architects, industry professionals were asked to rank the projected popularity of several different outdoor features.

Top trends identified for 2013 include:
  • Outdoor kitchens / entertainment spaces: Topping the list in projected popularity for 2013, outdoor kitchens and gathering areas are becoming a must-have home feature for their versatility and convenience. Specific kitchen features such as gas grills, sinks, refrigerators and fire pits were noted as up-and-coming trends.
  • Dining areas: Achieving a 96% popularity rating among industry professionals, demand for outdoor dining spaces is gaining steam, with a focus on features such as installed seating and all-weather furniture.
  • Water features: Popular with familiesand a must-have for hot climatesbuilt-in pools and unique water features (e.g. decorative waterfalls) also ranked high on the list in projected popularity.

A separate survey of more than 2,200 homeowners conducted by the Professional Landcare Network (PLANET) predicted increased spending on outdoor kitchens, patios and unique water features in the coming year.

According to PLANET CEO Sabeena Hickman (CAE, CMP), consumers are investing in features "that ultimately improve the resale value of the home."

Tammy Crosby, Chief Operating Officer of online stock house plan provider Direct From the Designers, agrees.

"We see that outdoor living features are currently very popular with both builders and buyers," commented Crosby. "They see these features as an enjoyable, cost-effective way to extend total living space and improve the home's resale value."

As a real estate professional, Yoram Eliyahu notes that many prospective homeowners have had trouble obtaining decent financing in recent years--mainly due to restrictions caused by the recession and housing market crisis. Fortunately, according to a recent Wall Street Journal article, many mortgage lenders are appearing to ease standards for home loan applicants who are considered "safe borrowers." Given these changes, Eliyahu notes that many anxious buyers may find an opportunity to apply for a loan.

Wall Street Journal reports, "Nearly 10 percent of banks said they eased their lending standards for 'prime,' or low-risk, mortgages in the first quarter, according to the Federal Reserve's latest survey of senior loan officers...The report, which provides a snapshot of the supply of, and demand for, bank loans, showed a greater share of banks easing these standards than the five percent in the previous quarter's survey...Still, banks are mostly lending to borrowers with strong credit histories."

Yoram Eliyahu responds, "In recent years, many home loan financing experts have encouraged those who could not obtaining mortgages to reevaluate their credit and repair problems that may have disqualified them. During that time, those who adhered to these suggestions could have drastically improved their credit rating, making it possible for them to obtain greater possibilities in today's recovering market."

While Yoram Eliyahu suspects that these trends will continue to improve, those who are able to get ahead of future consumer demand may find their selves in an advantageous position. For instance, those who qualify for mortgages may not only be able to acquire favorable financing options, but may also have less concern over bidding wars and availability when it comes to purchasing a "dream home."

While the market may be improving for those with favorable credit scores, Eliyahu notes that borrowers should still take precautions if they are planning on buying a home. "Individuals who are ready to apply for a mortgage should take care to protect their credit ratings and gain recognition as a safe borrow. For example, applicants will want to avoid making major purchases--such as a car--and opening new credit card accounts in the time leading up to their home loan request," Eliyahu comments.

Although the language of the Wall Street Journal suggests that those with poor credit scores may still face trouble when applying for home loans, Eliyahu notes that there are still many other opportunities. For instance, Yoram Eliyahu, notes that the FHA loan continues to provide a considerable option for those who want to put down a small down payment at a low rate, while still having mediocre to poor credit.

Nevertheless, we maintain an overall positive view about the potential of the commercial real estate sector in Mexico over the long term.

Key Points

Mexico's construction industry continues to progress along a robust growth path and the outlook is among the most stable in the Latin America region. The election of Enrique Pe?a Nieto spells further good news for construction sector growth, given his history as governor of the State of Mexico, where he presided over an ambitious infrastructure build-out and attracted private investors. We anticipate growth to remain around the 4-5% level over the medium term, incorporating around a 0.5% increase as a result of Nieto's victory (based on campaign pledges), with upside risks thanks to Nieto's takes National Development Plan.

* We we expect that an increase in private sector involvement and an invigorated National Infrastructure Plan (NIP) will bolster activity from 2013 onwards. As such, we expect Mexico to continue to moderately outperform the region. However, structural inefficiencies - especially those evident in the residential housing market - will persist to curtail growth in the sector over the medium term.
* While manufacturing will likely continue acting as the main driver of growth over the coming decade, we believe Mexico is set to begin transitioning toward a more services-oriented economy, with a stronger private consumer boosting the country's economic outlook, and retail segment.
