Changing Demographic Trends Are Affecting the Overall Housing Market in Canada, Says Syndicate Mortgages Expert

Marcus Arkan, CTO of Syndicate Mortgages and renowned housing market expert has recently announced that baby boomers will play a major part in the changing housing market scenario in Canada. Mr. Arkan said that in the light of the latest real estate trend report published by the Scotia Bank this week.

According to the report, baby boomers are not interested in selling their homes as they are now enjoying healthier and more active lives with more years of service. Due to this reason, economic experts from Scotia Banks have predicted lower housing turnovers and fewer sales in the listings.

Mr. Arkan shares similar views regarding the changing trends in senior demographic. He said, Canadas housing market has been greatly fueled by the senior market for the past few decades. People used to sell their houses to finance their retirement. Things are drastically changing. Most of the baby boomers are enjoying healthier lifestyles and are able to work even after their retirement ages.

Mr. Arkan further emphasized the importance of understanding the changing demands of senior home buyers as well. Highlighting some of the common features sought by over 55 homebuyers, Mr. Arkan added that seniors are mainly looking for a sense of comfort and community. This is one of the reasons older demographics preference is shifting from single family homes to condominiums in major centers.

Facts and figures from the Scotia banks real estate trend report indicate that over 70 percent of the Canadians over the age of 75 are home owners. This is almost the same as the home ownership ratio in population aged 35 to 44, the demographic that previously had the highest home ownership ratio. As for moving, the report shows that only 20 percent of senior Canadians are likely to move in the period of five years.

In this aspect, Metro News also published an article that clearly states that the demographically induced sell-off will not be fueled by the aging population in the future. While we can predict that seniors are not likely to sell their homes in the future, it is still not clear whether they will be a part of the home buying demographic or not. Of course, the mortgage rates are low and baby boomers are still earning well, Mr. Arkan concluded.

1.If a home is not already equipped with a security system, it may be a good time to find inexpensive do-it-yourself alarm system options. 2.Never leave valuables out in the open. 4.Check doors and windows after a home showing. Would-be burglars may use a home showing as an opportunity to leave windows and doors unlocked for their return, so be sure to carefully check that all potential entry points are properly latched and locked after each appointment.

5.Dont give a real estate agent the primary security system code. Many alarm systems allow for the creation of secondary codes for service people. A temporary code can be disabled after it is no longer needed.

6.Rather than offering open houses, many home sellers now opt to do appointment-only showings. This allows to realtor and homeowner to have more control over the situation and reduce security risks.

Kris Krohn, SEC and Strongbrook: A Summary of the Facts

Nearly three years ago Kris Krohn and Steve Earl, and a number of different business entities, were included as part of an SEC investigation that began in 2010. In 2010 when the SEC investigation was initiated, Strongbrook was operating under the name of The Companies (TC) LLC, a group of entities that included REIC. Today The Companies (TC) LLC does business as Strongbrook, and will be referred to as Strongbrook in this press release. While SEC investigations are confidential and Strongbrook is cannot be certain as to what triggered this particular investigation, many SEC investigations are prompted by complaints from disgruntled former employees and Strongbrook believes that is possibly what happened in this case.

During a 14-month investigation, the SEC found no misuse of investor funds. SEC regulators focused on two problems: One concerned the way Strongbrook had raised private investment capital and the other concerned how Strongbrook had valued a particular bulk purchase of properties. Neither complaint had any bearing on Strongbrooks core business of helping its clients invest in real estate. The complaints were about how Strongbrook had raised capital for operations, and had raised capital for the companys own real estate purchases.

Strongbrook settled with the SEC regarding these two complaints. The settlement required Strongbrook to neither to admit nor deny any violation. Strongbrook and its principles agreed to pay the minimum fine required by law. According to Strongbrooks SEC counsel, Brent Baker, The complaint filed by the SEC does not even allege any intentional wrongdoing by any of the companies, nor by Kris Krohn or Steve Earl. No additional restrictions were placed on future business activities by Strongbrook, Kris Krohn or Steve Earl, other than restrictions that apply to any other company.

Strongbrook cooperated fully with the SEC investigation, because according to Strongbrook Principles, We believe appropriate regulations and oversight are essential to protect clients and investors in the real estate market. Strongbrook has always been, and remains, committed to adhering to the spirit and the letter of the law in all our business dealings.

The Investigation

The investigation lasted for 14 months. Regulators examined a large volume of documents and conducted interviews of Strongbrooks founders, employees, investors and clients. Strongbrook cooperated fully with the investigation, which in the opinion of the companys Principles, was conducted fairly and thoroughly by a highly professional team from the SEC.

The SEC did not find any fraudulent use of funds. However, they did find two issues that led to the filing of a complaint against Strongbrook (then The Companies) along with Kris Krohn, Steve Earl and Michael Krohn.

The Complaint

The SEC complaint alleged two violations by Strongbrook. The first concerned the method of raising capital for the company. Companies seeking to raise capital through the sale of securities must either register the offering with the SEC or rely on an exemption from registration. Most of the SECs exemptions from registration prohibit companies from engaging in a general solicitation or general advertising about the investment offering this included, among other things, advertising in newspapers or on the Internet. The Obama administration and Congress have since passed a law requiring the SEC to do away with this restriction for offerings similar to those at issue in the SECs investigation. The SEC issued guidance in August 2012 but has yet to create a new rule and the old rule remains in place.

The second complaint concerned the way that Strongbrook had valued a group of properties they had purchased in bulk. The valuation was included in a document that they used to raise private investment capital. At that time, like many much larger operations, Strongbrook was engaged in the bulk purchase of REO (bank owned) properties. Strongbrook conducted three forms of valuation: one known as BPO (broker price opinion), one from an external valuation service and one based on an analysis of county records. There were huge variations in the valuations, and they selected the middle one from the external valuation service. The service was provided by RealQuest, a company that obtains its data from a NYSE listed company used by many title agencies for valuation. The SEC objected to the decision to use this valuation method without disclosing the lowest valuation as well.

Neither complaint had any bearing on Strongbrooks services to clients. Regarding the valuation issue, Strongbrook no longer purchases properties in bulk and have completely overhauled their valuation process.

Strongbrook today acquires only individual properties. More than three years have passed since Strongbrook has made any large bulk home purchases. They currently conduct no bulk purchases. Their valuation policy, which is strictly enforced, requires a professional on-the-ground inspection of each property, along with extensive contextual market research before any property purchase is made.

The Settlement

Confronted with the SEC complaints, Strongbrook faced a choice. In consultation with their attorney (himself a former SEC regulator) they made a decision to move forward with their core business and settle with the SEC.

The terms of the settlement were as follows:

Strongbrook agreed to neither admit nor deny the SECs complaints against them.
Strongbrook agreed to a 3rd party audit.
Strongbrook agreed to pay the minimum fine required by law.
Strongbrook agreed to notify all of their investors of the outcome of the investigation.
Strongbrook agreed to provide a copy of the 3rd party audit to their investors and inform them that they have the right to seek rescission of their investment.

The settlement did not find Strongbrook guilty of any intentional wrongdoing and it did not place any additional restrictions on their future business activities.

The Outcome

For a growing company engaged in transactions totaling multiple millions of dollars, regulation is a fact of life. Naturally, the experience of a 14-month investigation and official complaint is costly in terms of dollars and time, however, Strongbrook believes that appropriate regulation is essential to protect clients and investors in todays business world. Fourth Quarter Results
In its sixth consecutive quarter of year-over-year revenue growth, Coast recorded sales of $38.5 million for the three months ended December 31, 2012. This represented a $3.2 million, or 9.2%, improvement from revenue of $35.3 million in Q4 2011. Sales to builders increased by 15.2% and retail sales improved by 2.6%. Other revenues, generated by warranty sales, freight and installation, sales of glass products and commission sales, were down by 2.9% from Q4 2011. The decline in other revenues was mainly due to the discontinuation of glass sales at all but one of Coast's British Columbia stores in the second quarter of 2012.
As in the second and third quarters of the year, revenues increased in all of Coast's geographic markets, with the growth driven mainly by strong single-family and multi-family home construction activity. The company achieved double-digit increases in overall sales revenues in Saskatchewan, Alberta and the Greater Toronto Area (GTA) of Ontario.
With the higher revenues, Coast's fourth quarter gross profit improved to $9.3 million from $8.7 million in 2011. The 7.3% increase in gross profit dollars was due to the combined impact of the company's strong builder sales growth and annual supplier volume incentives that were attained in the fourth quarter of the year. Gross margin as a percentage of sales continued to be negatively affected by on-going competitive pressure and the resulting price compression in the builder segment of Coast's business, declining by half a percentage point to 24.1%.
Fourth quarter EBITDA of $2.9 million was up by $0.3 million from the $2.6 million reported in Q4 2011, while EBITDA margin of 7.4% was maintained at the prior year level. The increase in EBITDA was due mainly to the 2012 revenue improvement and resulting $0.6 million gross profit gain. A $2.2 million profit before income tax was recorded for Q4, compared to net profit before taxes and goodwill impairment of $2.0 million in 2011.
Full-Year Results
For the 12 months ended December 31, 2012, Coast's revenues of $145.2 million were up by $11.6 million, or 8.7%, from $133.6 million in 2011. As with the quarterly result, the annual revenue improvement was due to the sustained strength of the company's builder business. Sales to builders increased by 14.9% year-over-year and retail revenues improved by 1.5%. Other revenues were down by 1.5%, again due mainly to the discontinuation of glass sales at all but one location. Sales increased over the 12 months in all of Coast's geographic markets, with particularly strong growth in the Prairie provinces and the GTA.
Gross profit for the year benefited from the higher builder sales, increasing by 2.7% to $33.5 million from $32.6 million in 2011. As with the quarterly result, gross margin percentage was impacted by more competitive pricing in the builder segment of Coast's business, decreasing to 23.1% from 24.4% in 2011.
Full-year EBITDA of $8.0 million was up by $0.8 million from the $7.2 million reported after other costs in 2011 ($8.1 million before other costs), while EBITDA margin improved modestly to 5.5% from 5.4% in 2011 (6.1% before other costs). SG&A expenses rose in dollar terms with the higher revenues but were reduced as a percentage of sales to 17.6% from 18.3% in 2011.
Profitability for 2012 was favourably impacted by Coast's improved sales and gross profit performance. The company recorded net income of $5.5 million before income tax for the 12 months, compared to net income before taxes and goodwill impairment of $4.8 million in 2011.
"In light of the sluggish economic environment and highly competitive market conditions that have prevailed for the past few years, we are pleased with the revenue improvement we posted in 2012," said Maurice Paquette, President, CEO and a director of Coast. "We are also happy with the steady progress we made through the year in reducing our expenses as a percentage of sales."
"While our gross margin percentage dipped by 1.3% due to the pricing compression we have experienced in our core builder business since the beginning of the year, we are encouraged by the gross profit improvement in dollar terms," continued Paquette. "We are also encouraged that, despite the growing competitive pressure, we have maintained a very strong backlog of contract orders for future delivery across all of our markets. In the coming months, we will be working diligently on a number of fronts to improve margins."
Operating Highlights
During 2012, as part of its ongoing strategy to enhance profitability by increasing sales from its existing stores, Coast completed improvements to its Victoria and Coquitlam stores in BC, and proceeded with renovation work at its Calgary South store in Alberta, now expected to be completed by mid-2013. The company also relocated its GTA store to a new site with a state-of-the-art showroom and expanded warehouse facilities.
In Saskatoon, Saskatchewan, Coast added new warehouse space adjacent to its store. In support of its continued focus on selling off eliminated and discontinued products, the company converted its former in-store Saskatoon warehouse to a dedicated clearance centre. It also converted the space previously used at its Surrey, BC store for glass assembly and glass inventory storage to a clearance centre.
Revenues in 2012 benefited from the roll-out of KitchenAid major home appliances to Coast's 12 locations in BC and Alberta at the beginning of the year. Previously sold at the company's stores in Saskatchewan, Manitoba and the GTA, the popular higher-end brand generated sales well in excess of expectations in both the builder and retail sides of Coast's business in 2012.
Paquette said that inventories remained at higher than normal levels throughout the year, due mainly to the increased product required to support Coast's sales growth and its expanded KitchenAid offering. Inventory levels were also pressured by a higher than normal rate of supplier line-up changes. At December 31, 2012, inventory stood at $25.8 million, which was down from $27.3 million at September 30, 2012 and in line with 2011 year-end inventory of $25.9 million.
Changes to Coast's senior management and Board of Directors in 2012 included the appointment of Gordon Howie as CFO in September, taking over from Jack Peck, who retired from the position. Mr. Peck was subsequently appointed a director, replacing business founder Harlow Burrows, who retired from Coast's Board in order to pursue personal interests. At the end of November, Patrick Dennett stepped down as a director and Chairman of the company's Board for personal reasons, and director Donald Smith assumed the role of Chairman on an interim basis. An independent management consulting firm was retained to conduct a search for a new director. Both a permanent Chairman and the new director are expected to be appointed during the first half of 2013.
Dividends
In 2012, Coast declared monthly dividends of $0.035 per share for each month from January through November. In December, the Board of Directors determined that it would be prudent to suspend that month's dividend and reduce Coast's rate of shareholder dividends going forward to $0.025 per share. The 2012 payments resulted in an annualized dividend of $0.385 per share. The new dividend rate, which was implemented in January 2013, equates to $0.30 per share on an annualized basis, representing a yield of approximately 10% per annum at recent Coast share trading prices.
Outlook
The following outlook discussion is qualified in its entirety by the forward-looking statements report at the end of this news release.
The outlook for Coast's business in 2013 remains cautious. In the builder segment, the company expects that revenues will continue to grow as projects in its order backlog move into the final stages of development, particularly in the multi-family sector, but at a somewhat slower rate than in 2012. While Coast anticipates a slight softening of housing starts in 2013, it does not expect that total starts will be significantly different from the 2012 level. The company anticipates that very competitive market conditions will continue to compress unit prices and hence margins on its builder sales for the foreseeable future. On the retail side, market conditions and pricing are expected to remain similarly competitive through 2013 as consumers continue to be extremely cautious about making major purchases.
"Based on our current order backlogs, we expect that our sales growth in 2013 will be concentrated in the Prairie provinces and the GTA region, with a soft-to-flat market in BC," said Paquette. "Given the strong sales momentum we gained in the GTA in 2012, and the groundwork we have laid for future expansion with our new location and expanded warehouse capacity, we are poised to increase our share of Canada's largest market."
In the months to come, Coast will continue to focus on reducing costs, improving its margin performance and reducing inventory. The company will be implementing upgrades to its existing inventory and pricing management systems, expected to be in place by the end of the year. "Our goals are to better manage our margins, increase inventory turns and monitor how pricing can be used to create more effective marketing programs, primarily in the retail segment of our business," said Paquette.
Over the first half of the year, building on its successful extension of the KitchenAid brand in 2012, Coast will be significantly expanding its current retail offering of Whirlpool major appliances. The company will also be adding this popular mid-to-high-end brand to its builder product selection.
"We expect that broadening our retail Whirlpool line-up will enhance Coast's appeal to discerning consumers who seek a value-added purchase experience," said Paquette. "These are customers who are attracted by our state-of-the-art designer showrooms and working kitchens, our highly knowledgeable sales staff, and our exceptional after-sales service. We believe that having a wider range of Whirlpool models will make Coast an even more attractive retail shopping destination. We anticipate that the new line will also contribute incremental revenue to our builder business."
Paquette added that, due in part to the expansion of its Whirlpool offering, Coast expected that its inventory would increase in the first quarter of the year. During 2013, in addition to completing renovations at its Calgary South store, Coast will be undertaking a major upgrade to the retail showroom at its Saskatoon store, with completion slated for the third quarter.

Automatic stay stops foreclosure, Chapter 13 plan allows you to catch up on mortgage payments

If you're like many Americans, you think of liquidation when you hear the term bankruptcy -- in other words, the sale of nonexempt assets to partially repay creditors before debts are promptly discharged. It's true that some Chapter 7 bankruptcies involve the sale of assets (although many filers keep all their property even in a Chapter 7 filing thanks to generous exemptions). A Chapter 13 bankruptcy, however, does not involve liquidation.

Instead, Chapter 13 is known as a "wage earner's plan." In a Chapter 13 case, you will establish a court-approved plan to fully or partially repay creditors over a three to five year term. Under your plan, debts will be consolidated, and your monthly payment should become more manageable. At the end of the three to five year term, most types of remaining unsecured debt will be eliminated completely.

Chapter 13 bankruptcy can be an important weapon in your fight to save your home. As soon as you file for bankruptcy, an automatic stay goes into effect. An automatic stay stops foreclosure proceedings in their tracks (and also stops any other collection action against you). With the protection of an automatic stay, you and your Chapter 13 bankruptcy attorney have some breathing room to work out a plan.

Under your Chapter 13 repayment plan, you will be able to cure delinquent mortgage payments over time. You must still make all mortgage payments that come due during your Chapter 13 plan on time if you wish to avoid foreclosure, but with other debts consolidated and payments lowered, this should be possible. As an added bonus, if the principle on your mortgage exceeds the value of your home, you may be able to strip second mortgages and home equity lines of credit, add these items to your unsecured debt load, and only have to repay pennies on the dollar before your unsecured debt load is discharged at the end of your three to five year plan.

Spain, March 15, 2013 - The Minister of Employment and Economy of Castilla-La Mancha, Carmen Home, announced that "the Government of Castilla-La Mancha, through IPEX, will organize nine actions in 2013 to promote trade furniture sector internationally and, thus, contribute to a sector that has adapted to the economic times take decisive betting product quality. This time, as stipulated by the Internationalization Plan of Castile-La Mancha, the Government has invited Cospedal Furniture Fair Sonseca to different external brokers to encourage purchases. These three architecture, one of Mexico and two internationally based in Valencia, specializing in the sale of products for the hospitality industry and supermarkets.
During 2013 also will be an ambitious program, which includes a comprehensive package of 10 sessions specializing in digital marketing, Internet advertising and e-commerce, especially aimed at consumer goods companies.

During the inauguration of the International Furniture Fair of Castilla-La Mancha, in Sonseca (Toledo), which has been accompanied by the delegate of the Board in Toledo, Fernando Jou, the CEO of Business Incentives and Trade, Antonio Conde, the mayor Sonseca, Francisco Jos? Garc?a Gal?n, Fermacam president, Antonio Garcia, the general director of Caja Rural de Castilla-La Mancha, Victor Manuel Martin, and the president of the Chamber of Commerce of Toledo, Maria Angeles Martinez praised Home that "exports and related furniture have increased by 37 percent in the past year, reaching a turnover of over 40 million euros."

During his speech, the minister informed that "there are currently more than 1,900 companies in our region dedicated to the furniture sector, which accounts for 7 percent of those in the whole country and employ more than 9,600 people "
The Minister of Employment and the Economy has stressed the importance of such fairs, "which are a great opportunity to promote the product and lead directly to the creation of jobs in a sector that is starting position again."

Home has assured that "entrepreneurs present in Fermacam and the rest of the sector have shown tenacity and fighting spirit to look fierce and every day a more professional with that increase sales base."

Finally, he recalled that the Government is taking measures to improve the economic and employment situation. As an example, he referred to the Law of Stimulation and Relaxation of commercial activity and Urban Development, the Plan Recruitment incentives, or the law of Entrepreneurship, among others.

Terramor Homes Accepting Donations To Benefit Duke Children's Hospital & Health Center

Terramor Homes (http://www.terramorhomes.com/), a local premier home building company in the Triangle, has announced that they are now accepting donations to benefit the Duke Children's Hospital & Health Center's 2014 Miracle Home. Terramor Homes proudly accepted the invitation to build the 2014 Miracle Home to benefit the cause, joining the recent Mix 101.5 Radiothon, and have pledged to raise more than $120,000. The company plans to achieve the fundraising goal through its "Touch of Hope" community outreach program by creating partnerships with trade partners and vendors who will come together to construct the 2014 Miracle Home, while also seeking support from homeowners and the local community.

The 2014 Miracle Home will be located within Cary, N.C.'s Cameron Pond Community, at 744 Magalloway Dr. Terramor Homes will host a groundbreaking event on March 27 at 11 a.m. to unveil the Miracle Home selected Homesite and location and raise awareness about the initiative. Proceeds from the home's sale will be donated to Duke Children's Hospital & Health Center.

Donations can be made online through Terramor Homes' website at http://www.dukemiraclehome.org. Downloadable forms for materials and products to be donated, pledges and advertising sponsorships are also available via the site, as are updates on the building process of the home and information about upcoming Miracle Home fundraising events.
