Embrace Home Loans Celebrates 30 Years of Giving Back


Embrace Home Loans employees celebrated the companys 30th year in business by getting out into the community and giving back. Each year, the company anniversary holds special meaning to the teammates of Embrace Home Loans. During the week of May 13, each department took time out of their work day to volunteer for a local organization. Melissa Rodrigues, a Processor at Embrace, and her team volunteered at the local VA hospital, spending time with the veterans, talking with them, taking them for walks, playing Bingo. She commented on her experience, When we were leaving, I told the woman that it was a pleasure to meet her and spend time with her. Her face lit up like a Christmas tree and she said, it was? She thanked us for taking her for her walk. I think its great that we take one day out of our busy lives to help out in someone elses! Oliver Palmer, Loan Officer at Embrace, talked about his experience, It feels really rewarding to help. We went over to Boys Town in Portsmouth and helped sand and paint the benches and table around the property. They were very appreciative and it always feels good to help out.

Courtney Hinton, an Underwriter in our Maitland Florida office noted, We packed food boxes at the local food bank and it felt great to get to give back and actually see firsthand what it can mean when a team of people comes together to help out those in need. We picked a great place. They were very appreciative of our time. I know several of my teammates were talking about trying to go back and get our loved ones involved too.

In celebration of the companys 30th anniversary, Embrace Home Loans employees volunteered over 1500 man hours to the following organizations:
  • Cleaning the barns at the Loudon Therapeutic Riding Stables in Leesburg, VA
  • Repairing fence and painting the Gingerella Sports Complex in Westerly, RI
  • Bathing the animals up for adoption at the Central Virginia Mega Adoption event
  • Picking up litter at Miantonomi Park and Kings Park in Newport, RI

  • Sorting donations at the Second Harvest Food Bank of Central Florida

  • Helping the South West Virginia Feed America food drive
  • Painting the Methodist Community Gardens soup kitchen greenhouse in Middletown, RI
  • Cleaning-up the Catoctin Mountain Highway in Frederick, MD
  • Helping prepare for the St. Stanislaus Schools Festival in Fall River, MA
  • Color Run color throwers for the Cool Kids Campaign in Baltimore, MD
  • Yard work for a woman battling cancer in Jamestown, RI
  • Stocking the Delaware Food Bank
  • Spending time with the veterans at the VA Hospital in Bristol, RI
  • Helping with the animals at Blackacre Historic Homestead in Louisville, KY
  • Yard work and stocking the food pantry at Salvation Army in Newport, RI
  • Painting and coordinating students field day at an inner city school in Baltimore, MD
  • Landscaping at The Healing Co-op in Middletown, RI
  • Repair work and yard clean-up at Prince Georges County Christmas in April in Annapolis, MD
  • Painting the church hall and soup kitchen at St. Joseph Church in Newport, RI
  • Cleaning up before summer arrivals at Lions Camp Merrick in MD and Camp Watchaug in RI
  • Preparing for the Sheep & Fiber Festival at Coggeshall Farm in Bristol, RI
  • Unloading and sorting flower baskets for Newport in Bloom, Newport, RI
  • Gardening and clearing a hiking path at the Boys Town in Portsmouth, RI
  • Cleaning up the waterfront at 1st Beach, 2nd Beach, 3rd Beach, Colt State Park, East Providence Town Beach, Portsmouth Beach, and Sachuest Point in RI

Focus 360 Launches First-ever Cloud-supported iPad App for Real Estate Industry at 2013 PCBC

Focus 360, an award-winning architectural visualization firm, will unveil its cloud-supported PC and iPad applications, Focus 360 Next, at the Pacific Coast Builders Conference (PCBC) on June 5-6, 2013. Focus 360 is the first company to use cloud-supported software to power a mobile app for builder sales offices.

This technology is the next big step in the evolution, said Steve Ormonde, co-founder of Focus 360, who will be giving demonstrations at booth #614 at PCBC. Focus 360 NEXT effectively moves all of the builders community data and assets from the kiosk to the iPad. Since you do not need an Internet connection to run it, sales reps are no longer tied to the sales office. They are truly mobile now, and can take their presentation materials with them while they show buyers around the community.

With Focus 360 NEXT, sales reps can demonstrate what a floorplan would look like if a den was converted to a bedroom, or help buyers choose the perfect site by filtering out the construction phase and elevation styleall while on the go. There is also a vicinity map, which allows buyers to see what amenities are nearby in the community. (They can even plug in their work address and calculate the drive time.) Other noteworthy features include integrated CRM and social media sharing.

The great thing about cloud-supported software is that it allows the app to run faster, with no Web page loading time, and generates updates automaticallyso users will always have the most current information, added Ormonde.

Multiple communities throughout California and Arizona are already using Focus 360 NEXT with great results. Dana Spencer, a regional sales coach and designated broker with Woodside Homes, said the iPad app has made it especially easy for buyers to visualize different floorplan options at the builders Lyons Gate community in Gilbert, Ariz. Woodside Homes will also be unveiling it at an upcoming community in Mesa, Ariz.

We live in a technologically savvy world, and most of our prospects coming in the door have already shopped online and are familiar with the communityso the iPad app makes a big impression on them, said Spencer. It tells them something about the builder, because were using the most up-to-date technology.

Bankruptcy in Oregon: Which personal bankruptcy plan is right for you?

The economic crisis and burst of the real estate market of a few years ago is still being felt by many people in Portland and across the United States. Personal bankruptcy options

When it comes to personal bankruptcy, there are generally two options to choose from: Chapter 7 bankruptcy and Chapter 13 bankruptcy.

People without consistent income may want to consider Chapter 7 bankruptcy protection in which the filer's assets and property is sold to settle outstanding debts. Chapter 7 puts creditors on notice that the property owner intends to sell assets and property in an effort to pay them. A person called a trustee is given control over the property that is to be sold and tries to sell it for as much money as possible. Chapter 7 bankruptcy helps people eliminate debt that is unsecured, such as credit card debt. In addition, a person who files Chapter 7 may benefit from property exemptions thereby protecting some property, such as a home or car, from liquidation.

A Chapter 13 bankruptcy is usually filed when a person has regular income and wants to keep secured property, such as a home. One of the biggest advantages is that it can protect a home from being foreclosed upon. In a Chapter 13 bankruptcy the filer pays debts over a three-to-five year time period. The trustee, assigned by the court, handles the financial matters of the person or couple filing, paying off bills as soon as possible, making payments on mortgages and paying down balances on unsecured debt. At the end of the payment period, any unsecured debt is discharged and secured property may be able to be kept if payments are current.

Protecting what is important

People often believe that they have to try to sell off everything after they file for bankruptcy but that is not always true. The purpose of bankruptcy is to deal with creditors while also providing a fresh financial start for the person. For example, a person who files can often protect their retirement plans, investments and personal property, giving a filer a chance to rebuild their financial wealth.

This means that a person may keep financial assets and personal items after the bankruptcy process has concluded. However, what people planning to file for bankruptcy want to avoid is appearing to hide valuable property. Filers should be upfront and honest when asked to provide an inventory of items they own such as:
- Expensive jewelry
- Vehicles
- Secondary homes, land
- Valuable art pieces
- Recreational vehicles (boats, planes, motorhomes)
- Guns

Choosing a bankruptcy plan

When choosing a bankruptcy protection option, it is important to evaluate the negatives and the positives that each plan provides. For instance, under Chapter 13 protection, a homeowner may be able to keep their home, but they still need to be able to make payments on the mortgage. In addition, if a Chapter 13 filer experiences hardship and can no longer meet the repayment terms of the Chapter 13 plan, the bankruptcy may be able to be changed to Chapter 7 liquidation plan.
